The Tour

This apartment sits on the fourth floor, which is accessed via stairs or lift. Entry is to a long corridor that runs centrally through the apartment, with rooms branching out from either side. Arranged on a north-south axis, the apartment’s living spaces occupy the latter, thereby receiving an exceptional quality of light throughout the day.

Engineered wooden floorboards run underfoot throughout the hall and into the living room, which lies behind a bank of rippled internal glazing. Loosely L-shaped, the room is lit by a wide window, the frame of which has been creatively painted crimson. The south-facing balcony also adjoins from this room, with a door at its far end connecting to the kitchen. A door at the end of the corridor also provides kitchen access, making for a delightfully circular configuration.

The kitchen is grounded with a jolly orange linoleum floor, a vibrant counterpart to the soothingly neutral walls. Solid wood countertops rest above stainless steel units, with a tall pantry cupboard tucked to one side. Appliances have been neatly integrated.

Organised in a row along the apartment’s north side, each of the peaceful bedrooms basks in a painterly, peaceful light. The largest has a generous bank of built-in wardrobes and all have soft carpet underfoot; one is currently used as a quiet study. A generous family bathroom lies opposite, minimally finished in large format white tiles that cover the walls and floor. It has a bath with a shower overhead as well as additional storage.

Outdoor Space

The apartment’s private balcony lies on the southerly side of the apartment, with space for a bistro table and chairs. Overlooking treetops, its backdrop is a patchwork of greens that provides privacy and offers a secluded feel.

Downstairs, at the back of Clifford Court, are communal grounds shared by residents. Partly left to lawn, there is space for a summertime kick-about or to sit and read during the warmer months.

The Area

Set in the northern part of the perennially popular Notting Hill, the apartment is well-placed to enjoy the local area. Old-school pubs The Cow and The Oak are minutes away on foot, with much-loved The Pelican only a short distance beyond. Popular brunch spot TAB X TAB is close enough for a weekend morning’s coffee and pastry run.

Westborne Grove (home to an outpost of Ottolenghi as well as restaurant Granger and Co) is around an eight-minute walk from the house, while Portobello Road and Golborne Road are also within easy reach. The rets of Notting Hill lies only slightly further beyond; here, Orasay, Empire Empire and Kuro London are popular haunts. Also within easy reach are Sociale Café, The Cleveland Arms, The Dorian and The Ledbury. Electric Cinema shows both blockbusters and art house films and is a 16-minute walk away.

As far as greenery is concerned, the apartment is within easy walking distance of some of the city’s best-loved outdoor spaces, including Hyde Park and Holland Park. The Grand Union Canal and its footpath are just to the north; here, a variety of delightful pubs and coffee shops can be found.

There are several state-run primary schools nearby, including St Mary’s of the Angels and Colville. Private options locally include Chepstow House School, Pembridge Hall School and Notting Hill and Ealing High School GDST. Notting Hill Nursery is also within walking distance, as is Maria Montessori School.

Royal Oak station (Circle and Hammersmith and City lines) is a three-minute walk away from the apartment. Paddington is a 20-minute walk (or an eight-minute cycle) away, for Bakerloo, Circle, District, Hammersmith and City and Elizabeth line services, as well as national rail trains. The area is also well-served by bus routes.
